Properties in Devon include:

Shalom, 1 Petitor Road, St Marychurch, Torquay. Guide £85,000+. Entered by Torquay Real Estate (01803 327287), this interesting older style house is conveniently located in the popular St Marychurch area of Torquay, within a couple of minutes' walking distance of the shopping precinct and a few minutes further to Petitor Downs and beaches. With its gas central heating, double glazing and additional living space, Shalom is an ideal purchase as a family home or investment. Downstairs is an entrance porch and hallway, lounge with large bay window and feature fireplace, fitted kitchen with space and plumbing for appliances, inner hall and bathroom. A half landing gives access to an enclosed garden roof terrace and from the main landing is a shower/wet room, a study/box room and two bedrooms. From the largest bedroom, stairs rise into the loft room. To the rear is a courtyard with pedestrian access.

Clevedon, rear of Dunmere Road, Torquay. Guide £75,000 - £85,000.

Also entered by Torquay Real Estate (01803 327287), is a semi-detached bungalow style flat with gas fired central heating, gardens and parking, tucked away in a quiet yet highly convenient lane location in the seaside town of Torquay. Inside is an L-shaped hall, lounge with a coal-effect living flame gas fire, brand new kitchen fitted with hob, oven and hood, utility room, two double bedrooms and a recently refitted bathroom with white suite. A concreted parking forecourt and paved patios sit to the front and a path leads round the side to a level area suitable for a shed or sitting out. There is a separate freehold property beneath the bungalow, which means Clevedon has a flying freehold.

65 Southfield Avenue, Paignton. Guide £140,000 - £160,000. Entered by Bryce Baker (01803 390000), this spacious detached bungalow stands on a large plot in a good residential area approximately one mile from Paignton town centre and the suburb of Preston. To the front is a walled garden with an ornamental pond, double opening gates and a wide driveway with space for around four cars. A car port entrance leads into the entrance hall and the large lounge/dining room is triple aspect with patio doors to the rear. There is also a fitted kitchen, outer lobby, three double bedrooms, bathroom with walk-in bath and an attached former garage, currently adapted for use as an office with separate WC. The large rear garden is laid to patio and lawn with an open aspect, greenhouse and two garden stores. Although clean and tidy with gas central heating and double glazed windows, the bungalow requires some structural repair and would benefit from a programme of refurbishment and redecoration to bring it up to modern standards.

5 Buller Road, Newton Abbot. Guide £85,000 - £95,000.

Entered by Wood's (01626 336633), this well presented mid terraced house is located close to the town centre with its shops, amenities and mainline railway station and has been producing an income of £7,200 per annum.

Inside is an entrance hall, good sized living/dining room, kitchen, two bedrooms and family bathroom. The house is fitted with central heating and also comes with a rear garden.

17 Forde Close, Abbotskerswell. Guide £140,000 - £150,000. Also entered by Wood's (01626 336633), this detached bungalow is situated at the end of a cul-de-sac within the heart of Abbotskerswell. The bungalow, which would benefit from some modernisation and updating, enjoys pleasant views to the front over surrounding countryside along with a gated driveway, lawned gardens front and rear and a garage. Inside is an entrance hall, lounge with gas fireplace, fitted kitchen with space for appliances, bathroom and two double bedrooms.

6 Dartbridge Manor, Dartbridge Road, Buckfastleigh. Guide £80,000 - £90,000

Entered by Wood's (01364 654006), this charming detached wooden lodge/bungalow sits in an idyllic location on the bank of the River Dart near the small town of Buckfastleigh within Dartmoor National Park, around seven miles from Totnes and nine miles from Newton Abbot. An ideal purchase as a home, second home or investment, the lodge provides an entrance hall, open plan kitchen/living room incorporating a fitted kitchen with built-in appliances and a living area with views to the river enhanced by French doors opening onto a decked area at the rear, as well as two double bedrooms and a shower room, a level lawn, utility shed and parking. The slate roof has recently been replaced and the shower room modernised.

Richard Worrall FNAEA, consultant auctioneer for the Property Sharing Experts, said: "Sale by auction is an extremely effective method of achieving a sale within a desired timeframe and through our comprehensive marketing we are capable of achieving the best possible price for our clients. With talk of interest rates set to remain low, the desire to invest in property over the long term seems to be attracting a lot of potential buyers back into the market place and the catalogue for our first auction of 2013 offers a choice of affordable lots for a range of potential buyers."

Each lot will be sold to the highest bidder and the fall of the gavel represents the exchange of contracts with completion set to take place after 20 working days. Buyers will be required to produce various forms of identification and must immediately pay a deposit of 10 per cent of the purchase price. Legal packs and auction catalogues detailing the lots, important notes for bidders and Common Auction Conditions are available from the selling agents - Wood's, Torquay Real Estate, Hennings Moir, Bryce Baker or Gibbins Richards.
